What Is a Desktop Appraisal, and When Is It the Right Tool?

A desktop appraisal is a value opinion developed by a licensed appraiser without a full interior inspection, using public records, MLS data, photos and other verified information. Done right, it follows the same standards (USPAP) as any other appraisal. It is not an automated estimate and it is not a broker price opinion.

What RCB Property Analytics delivers

  • A USPAP-compliant Restricted Appraisal Report prepared by a Texas Certified Residential Appraiser.
  • Sales comparison analysis with a full adjustment grid.
  • Fast turnaround, typically 24 hours.
  • Optional add-ons: as-repaired value, quick-sale value, rent analysis, or field measurement.

Who it is for

  • Real estate agents who want an independent value to support pricing.
  • Investors and fix-and-flip buyers evaluating a purchase or as-repaired value.
  • Private and hard money lenders who need a credentialed value quickly.

When it is not the right tool

A desktop report is not suitable for agency mortgage lending, mortgage insurance, litigation, estate or divorce work, or property tax appeals unless the scope is specifically agreed in writing. Complex properties may need a full inspection. If a desktop report is not the right fit, I will tell you before you order.
